This online consultation meeting is intended to provide residents with information and receive their comments on an application to construct two 18-storey buildings on a six-storey base, with a total of 458 new rental units. The buildings would be in close proximity to nearby homes which are not part of any redevelopment area, contrary to provisions in the City's Official Plan designed to protect neighbourhood homeowners.
The application also seeks to replace a 2007 approval at the Ontario Municipal Board with a development which is larger and higher - a disturbing trend we have seen since the Province made developer-friendly changes to the Planning Act in 2019 and brought back the OMB under a new name.
Prior to these changes, the City had the power to refuse applications which did not follow its Official Plan. Now, developers don't even need to wait for a City Council decision before appealing to a provincially-appointed body, the Ontario Land Tribunal, which almost always sides with developers .
